Write a ReviewI was not there when this was done because of hospital stay. Â My wife was impressed with there keeping the dirt out of the house. Â They explained what they had done well. Â The outside digging exceeded our expectations. Â We thought that we would need to reseed areas of the lawn. Â That did not happen because sod was removed, trenching done, tiles run and buried and sod back on.

only estimate so far.   *   *   *   U P D A T E   *   *   * They were fast and professional. It was interesting to see what it takes to lift a house. It is also nice to know that it won't move again. I chose the best crawl liner even tho it is a rental. The reduction of humidity and smell was immediate and phenomenal. Even if the house sits closed for a week, the smell & humidity that had permeated it for the last several decades is going away in just a few days. Opening the windows disperses (what's left of) it immediately, whereas before, it stayed in the air even though. The crawl space is now as clean as an industry clean room. It is also now insulated to almost R7 to prevent the pipes from freezing. Don't get me started on how good their best lining material is. You can even use it to insulate the outside of your water heater, underlay your car carpeting & trim panels, act as an ultraviolet radiant barrier for your attic rafter vents, add to your tent for water impermeability and cold weather camping, and or other. There should oughtta be a prize for the most economical 'green' use for it. The bill was definitely quite a lot, but I DID choose the best. The house is straight, dry, and will not smell. It seems you actually get what you pay for with FSM. I am an investor and will keep them on file in case of future property issues. I would have chosen above to click the dot that indicates that I 'would use them again in the future'. That is not because of their services or work, but because I will try to not need their type of service in the future. It's cheaper to buy a straight house, but if yours is moving or smelly, call FSM. They do good work. Once they have finished working for you, you should not need them again.
Everyone from the estimator to the employees on site were totally professional, prompt, and thorough. The foundation on one whole side of our house had collapsed due to neglect.. Our crawl space had lots of garbage, including old insulation, pipes, wood, papers and bottles. The crawl space and adjoining basement area were very wet. The crew came in and promptly removed the collapsed foundation and started cleaning the crawl space. They rebuilt the wall and insulated the crawl space walls. FSM built a new outside entry and installed some new Bilco doors, they also laid down a material on top of the dirt in the crawl space which makes it clean and dry. I was thrilled by the workmanship and to have a company do what they say they are going to do. Several of our neighbors had used FSM and had recommended them to me....they were everything our neighbors said they were. It has been two months since the foundation rebuild, insulation and waterproofing. With several hard rains, we still have a clean, and  dry basement/crawl space.

The guys that did the installation were awesome; our job was especially difficult because the gound under our driveway was full of rocks and boulders so it took them much longer than expected to finish. The crew kept working hard until past dark to make sure we were taken care of. We are very satisfied with the job and would definately call FSM again!

They arrived on time. Explained what they would be doing. They covered all the furniture I had in the basement. Put some kind of covering over my steps ( which I really appreciated ). The workers were very pleasant to talk to. I am so glad I went with this company. The salesperson, office workers, and the men doing the work were all very professional.

We were moving into this home and we wanted the crawlspace area's clean to ensure our grandson who has severe allergies and asthmatic, wouldn't have any additional problems. We also wanted the extra storage space. The foundation is good and we didn't have any leaks. It was a matter of cleanliness and insulation. We had four (4) estimates of which F.S.M. was the most expensive. The estimates varied greatly! The lowest bid was $1200.00. By the time I was done researching and getting bids, I had a pretty good knowledge of what products are on the market and what I wanted. I must say in this case you get what you pay for. The products used by this company far exceeded the product examples by the lower bids. One guy actually had products you could buy at the big box stores which is not appropriate (in my opinion) for this type of job. It was suggested we install access doors in case of future repairs to plumbing instead of having workers trample through our remodeled basement. There are two crawlspaces, one was needed for each side. We chose one of each type (Turtldoor and Everlast door). The crew arrived as scheduled, and were very professional. It took about two days for the work to be completed. The only complaint I have is that not enough detail was given to the location of the turtle door. The initial placement of the door allowed water to enter into the crawlspace area (the door was seated below grade level). I have to say, I expected some flack when I called the company, HOWEVER, that was not the case with this company. They were back out to the house within 36 hours, and re-installed the door and replaced the area that got wet inside the crawlspace. The crew chief truly felt bad and took total responsibility for the placement of the door. In all my years of dealing with companies, I have never seen anyone do that. Kudo's to you! If I could do it differently, I would make sure to pay attention to the placement of the Turtl door. I couldn't be more happy with the work that was completed. It was a very big expense, but the products used, and knowing that the company stand behind their work, over rode the shock of how expensive this type of project is.

I was extremely pleased with every aspect of working with Foundations Systems of Michigan. They came highly recommended from two acquaintances of mine that had had work performed by them. Everyone was punctual and professional, from the estimate to the finish! The inspector who came to estimate the job was very informative and responsive to questions. He was easy to get in touch with as I had questions come up after our first meeting. He even thought to warn me about the noise that would happen on the first day which I appreciated very much!  The first day crew that did the waterproofing was on time and really worked hard all day long. The crew leader made sure I knew what was going to happen and went over everything with me before they did it and after it was finished. The second day crew that was for the concrete floor and wall were also on time and great to work with. Very efficient and professional.  Both crews cleaned up after themselves very nicely - in fact, the basement was cleaner when they were done than it was when they arrived by a long shot! I did not have to throw anything away in my trash (which I have had to do with other contractors). The first time it rained after this work was done, I was nervous because I had not had a dry basement ever!!! I went down to check it out and not a drop of water or moisture was evident. I could not believe I actually have a dry basement! Thank you FSM! Foundation Systems of Michigan really does care about customer satisfaction. They stayed in touch with me throughout the whole process.  It is a very professional company that I would not hesitate to recommend to anyone needing basement work done on their home.

Things went just tfine Justin and crew were professional and quick about the job. Showed me what was to be done and answered any questions I had. When it came to the floor drain pipe he again showed the old one ,it basically was no good due to age ,it had seen better days.He told me we could get a sub pump put in if we wanted. We the home onwners didnot feel that was necessary.we have very little water leaking,more of a fountation problem that was addressed with the beam braces (25 year Warranty)being put in.they took alll debris away with them(Thanks) did not leave anything in the basement or the yard.So glad this is taken care of ,one less worry and the Vaporloc on walls looks so much nicer  then the old dark panneling that had dry wall behind it,not to mention the mold that was starting to make its home there.Yuck no more. Thanks so much for a job well done

They did a fine job installing it. It does keep moisture down, and seem to have less bugs. They were friendly and professional, felt "taken" about promise of warmer floors though.
We are sorry that you are not 100% satisfied with the results of the work we performed. We would be happy to discuss the situation with you further. If you would like to contact us directly, please speak to our Marketing and Customer Relations Director. We would like to point out that with every home there are different building practices utilized, therefore different results for each home should be expected. Because of this, we offer no guarantees about heat retention. We have hundreds of customers who have realized warmer floors in cold weather, however, those homes have duct work in their crawl space, which radiates heat into it, and our insulation package installed to retain that heat. With your home having no heating ducts in the crawl space, and the furnace in the attic, very minimal heat is in the crawl space to be retained by insulation. If there were heating ducts, like many other crawls, insulating it would be the proper thing to do to achieve warmer floors. Based on our records, the service we provided was to encapsulate your crawl space, not insulate it. The liner that was installed in your crawl was primarily to address moisture and bug infestation. We did not insulate it due to the circumstances of your crawl. In other words, we didn’t sell you something you didn’t need and wouldn’t achieve any results from. We are pleased you have experienced the encapsulation benefits of reduced moisture and reduced bug infestation. Should you choose to proceed with the installation of duct work in your crawl, we would be happy to assist you with insulating the crawl to achieve your goal of warmer floors. FSM did an excellent job at cleaning out our dry crawl space, grading the sand, applying foam insulation and installing the vapor Loc Elite to help prevent dust (we have allergies). The crew was prompt, friendly, polite and very pleasent to work with. They did an excellent job at cleaning up after themselves. Job Very Well Done -  Thanks FSM!! Â
