A brief Q&A discussion with this client provided direction on how to move ahead with renovations. This residence suffered a recent fire event. The interior of the structure had been damaged beyond repair and would require complete removal and replacement. Exterior concrete block bearing walls, on the other hand, were not compromised as they were above grade and not substantially damaged.

A value engineering study. A brief inspection of this home while passing by made this inspection affordable to the client. The inspection took less than an hour and the client was relieved to know that the respective repairs were easily achievable.

An inspection of this home prior to purchasing provided insight to the cost of needed structural improvements. Bowing floors and cracking walls indicated that non-load bearing elements were receiving structural loads. Support solutions and repair costs were given to the buyer during the site visit to properly arm them for their negotiations with the sellers on the new home contract.

Termite damage in the crawlspace of this home caused frustration and despair to the owner. However, to the owner's relief, a site visit produced repair solutions that were clearly less difficult than initially anticipated. An entire inspection of the home, accompanied by the owner, with the delivery of repair solutions the client could handle, brought comfort and hope back to this homeowner.

Just in time. At the day of closing, AEI was called to do a structural inspection of this completely furnished, magnificent 3-story model home. The inspection revealed that hidden foundation cracks existed behind the walls by the discovery of mold and swelling at the base of furnishings due to water absorption. The client was able to get all items repaired prior to finalizing their home purchase.

This single story rancher had many additions and, consequently, a complex roof structure. Nearly all interior and exterior walls were load-bearing. Several support solutions were provided to enable partial removal of load-bearing walls. In addition, during the site visit, repairs were suggested to improve upon pre-existing structural deficiencies the client had concerns about.
