AEI will often hear the question- Is the wall a load-bearing wall? A non-destructive investigation/evaluation will typically be sufficient in determining if the wall is in fact load bearing. In this case, a site inspection and design calcs were provided for two load-bearing walls within the home. The as designed structural beams enable opening up the interior of the home and enlarging an exterior window. A conversation of the construction process required to install the beams safely was provided to the client with the design solution.

Greg Kaski of Area Engineering is the most professional contractor we have dealt with. He and his workers take the highest degree of pride in their work and it shows in the quality. This project, not unlike most projects, was quite challenging. The existing roof trusses used for the addition of this home were originally designed for another structure and found to be field-modified for use with this roof. Consequently, the modified trusses were structurally compromised and insufficient for the associated 28' span length and roof loads. A destructive investigation and structural modeling software conducted to investigate the truss condition revealed several overloaded truss connections and truss members- the member connections were coming apart at the joints. We were able to lift and reinforce the trusses as desired.

OMG! Greg was phenomenal! His was the most thorough of all 3 estimates we obtained. Now, granted a more thorough estimate also will produce a greater opportunity to expand the work - and the cost but, after all, is that not the name of the game if you are an entrepreneur?! Of course, a structural problem is not going to be a cheap fix anyway. So, that having been said, Greg worked with us to plan the job expertly and to get it done expertly. His crews work ethic and procedures were thoroughly explained; they came when expected and left when expected. The job was completed in a remarkably short amount of time. The original estimate was approximately $10,000, but the final cost was nearly $17,000. Now, that does include the additional work we added in after we saw how thorough and professional Area Engineering was. Nevertheless, we would call him back! Fact of the matter is, we have called him back. If you have ever watched HGTVs Holmes on Homes, then you know how critical it is to have someone repair your home with a level of responsible effort that is minimally competent and worth the very hard-earned money you have invested. Unfortunately and most often, homeowners are left with just the opposite maximum incompetence! That is definitely not the case with Greg Kaski and Area Engineering. Good luck with your project; you are in very expert, sound, and professional hands with Greg. We recommend Area Engineering without hesitation or reservation!

This project was very rewarding in that many items were repaired or reinforced within the crawlspace such as: improper footings, columns, and beams; molded and rotted floor joists; poor crawlspace ventilation; plumbing leaks and broken pipes causing flooding; and insufficient floor insulation. We prefer, as most of our clients, to lift and level the structure while installing the new structural reinforcements. All of the above work was performed to provide a level, healthy, and stable living area above, in addition to other unrelated extra work at the client's request.

Greg was prompt, courteous, helpful and got a quote back to me quickly. He gave me the options I needed to make my decision. Although I haven't hired them as of yet to do the work due to budget constraints I will when the budget allows.

This home inspection revealed several structural deficiencies resulting in renegotiation on the part of the buyer. Following the home inspection, we were contracted to build a deck including a handicap ramp for this client. Again, to keep the costs down we simply framed the deck, the client chose to install the decking.

They were very professional and did excellent work. I have a 90 year old house and the former owners (house flippers) bumped out the roof but did a very poor job. The carpenters from Area came in and retrofitted/corrected the deficiencies. They allowed me to do a lot of work on my own and act as a helper while they were doing the job, which saved me a lot of money. They also corrected some sloping floor issues by jacking up the house and returning it to the original level state. I cant be more pleased. After this experience, I would hire them again without hesitation.

Although these repairs are difficult, with the proper direction, many tasks may be performed by others. We have offered in the past that the owner may be involved in some degree with the actual construction work to reduce our labor time and lower the overall project cost.

Greg, was very flexible with my schedule & re-arranged his time to quickly come to my property to perform his assessment. This was especially impressive since I did not perceive this situation to require immediate attention. Greg performed a thorough inspection and took the time to explain the situation using terminology that I could understand. To ensure that I completely understood the cause of the situation, he sketched visual diagrams as well. Later that evening, Greg provided a detailed written estimate of the recommended work needed to resolve the problem and a synopsis of the cause of the issue. I would definitely recommend Ace.

Stacked condo units are difficult to inspect if all owners are not available to obtain access into each unit. In this case we were able to inspect the units needed to identify the source of the problems. It was found that the ground floor unit concrete floor slab settlement was the biggest contributor to the structural movement and cracks experience three floors above. Repairs can be difficult when the source of the problem is located in the neighbor's unit.

We contracted Area Engineering and Area Construction to complete emergency repairs to our strip mall after numerous structural failures resulted from heavy snow load on the flat roofs. Area's structural engineer and construction foreman were on our site on Saturday night of a holiday weekend within hours of our first contact with them. Both worked through the night, from 10:30pm - 5:30am assessing our structural issues. Repairs began on Sunday, and crews worked 12-18 hour shifts every day until all issues were corrected. Workers were top-notch and trustworthy as they worked in our tenants' spaces. Repairs now are complete. Thanks! A++

A total of nine roofs were repaired within a short period of time permitting the tenants to reopen for business as soon as possible. In February 2010, a sequence of two heavy snows with blowing and drifting conditions produced loads that brought many structures to the ground. The failures discovered with these units were pending collapse and deflecting downwards as we speak. Immediate response was needed.

Greg came to look at the project (a collapsing basement wall) and was happy that I called him because the fix was an easy one. He proposed a solution to strengthen the basement walls which I had seen on his website and I was comfortable with. During the course of the carbon fiber straps being installed, he found that a few more were needed, so they continued with the installation. Overall, the project was completed, a little over budget, but they cleaned up and put most everything back; which was amazing that they remembered. I would definitely use Area Engineering again and recommend them to my friends.

A combination of various lateral reinforcement elements is needed depending on the failure condition of the wall. Out-of-plane shear deformations in the wall does not permit the use of the newer products such as fiber reinforced polymers(FRP)carbon strapping. Instead the more traditional methods of reinforcement with steel columns and/or tieback anchors become a better choice. In this case a combination of both options were used.
