Mr. Watkins was very thorough doing the inspection of a manufactured home for me. He was very personable and answered a lot of questions for me about the property. His rate is very reasonable and I received the report via email that night. I would highly recommend Watkins Home Inspection.

We hired Watkins to inspect a Mobile Home for us June 2025. He didn't do a thorough inspection! Major water leaks present in living room. Previous roof leaks may have hidden mold in ceiling areas. Windows with broken seals. Loose toilet that couldn't be tighten as he described, toilet had to be cut off for repairs. No review of the water heater. Not the professional Inspector we thought we hired. Will cost us thousands to repair this missed inspection items. WOULD NOT RECOMMEND

Im sorry you felt the inspection was not accurate. However there are inaccuracies with your review. There was a review of the water heater, it?s a standard item in my plumbing section. Issues with the roof were identified in the report. The roof vents were improperly installed. Exposed nailheads on flue and vent-stack jacks. Toilet seat repair/replace for being loose, I made no mention of the proper repair. The 500 character limit of this comment limits addressing all inaccuracies.
