I found that working with Wladimir Simoes was a nightmare. We had previously built a home from foundation up so not inexperienced working with builders. Wladimir started out pleasant but a pattern soon developed: He would send crew in without any information, workers were confused and underprepared and often too scared to call him to clarify. Wladimir was never on site. Each sub-task would be partially or poorly finished due to this lack of prep and communication (i.e. faucet not installed due to his own error of not lining up cabinet with counter properly, flooring not finished because he mismeasured the kitchen and did not order proper materials, plumbing done with illegal valve and shoddy work that required our own plumber to remediate, etc). When we would reach out to ask him to complete the job he would angrily yell that we were asking for favors, we were liars, he did a perfect job (although he never came to check himself). Never took responsibility. I would not hire, ever.
I'm sorry to hear that, Amanda. All reviews are important to us, including the negative ones. About the faucet, we didn't have this in our contract, but you asked for it and we did it to avoid arguments. The counter was perfectly installed because we just reinstalled the existing countertop. The previous people who installed the counter drilled the hole for the faucet on the wrong spot and we corrected it. The floor we were supposed to install was a vinyl floor and then you asked us to change to a hardwood floor which is more work. I never charged you for that to make you happy, yet you continue to complain. Regarding the plumber, you mentioned that your plumber said one thing, but mine reported differently. I can't comment on that, as opinions can vary. The work is well done because WS Builders never leaves anything unfinished. We have professionals in each position to complete the job and inspect it.
Working with contractor to resolve issues
The job is complete. We finished a while ago and left no issues behind.
It was awful - working with him was a true nightmare. Our project was quoted for 4 months and took 14 months. We were told that he underquoted us as if that was our fault. Everything he used was cheapest at Hope Depot and he never gave us a design from the blue print. We had to completely redo two parts of the project that him and his team messed up and he blamed on us as if we had anything to do with it. We could not have been more flexible as we wanted to finish the job so we did not have to work with him any more. It was always a battle with him, he is still not reimbursing us for items that we bought to fix issues, and there is no collaboration. His workers are phenomenal for the most part, but he is not there to watch over the project. My father was there many times and he was directing the show because he was not there to do so. It has been a nightmare 14 months, blood sweat and tears just trying to get a kitchen together. I would not recommend going with this company.

Our project involved modernizing a space dominated by an outdated brick wood-burning fireplace and 1980s-style built-ins. We aimed to transform it with a horizontal electric fireplace, custom fluted built-ins for the TV, hidden shelving for electronics, and stylish open shelving with LED lighting. Prior quotes from other contractors seemed inflated, but when I connected with Wladimir from WS Builders, he provided a fair estimate that aligned perfectly with my expectations and the materials' costs. We promptly signed the contract, and work began without delay. Wladimir estimated about 35 days for completion, and impressively, the team finished in just 30 days despite some minor design tweaks along the way. The craftsmanship displayed by Jose, Wladimir's masterful carpenter, was nothing short of exceptional. He meticulously crafted everything from drawers to shelves to the elegant fluted details above the fireplace, transforming our wall into a true work of art. Jorge, the electrician, skillfully installed the LED lighting and concealed all cables behind the TV, maintaining a clean and polished look throughout. The painter ensured a flawless finish, meticulously covering the ceiling, walls, and newly installed shelves. The transformation from the initial state to the finished result is remarkable; even my 18-year-old son commented that it resembles a page out of a design magazine, and I wholeheartedly agree. I extend my deepest gratitude to Wladimir and his team for not only bringing my vision to life but surpassing all expectations. Their professionalism, attention to detail, and commitment to quality craftsmanship are unparalleled. There I not an area that this contractor touch in this house that is completed, despite the fact that the contractor wrote and agreed upon. There was no consistency in his work schedule with long periods of no work or contact for 3 months at a time. We can not even get to final walk through cause after starting in April 2023, work is still not completed.
WS Builders were great to work with. We had a lot of renovations and repair work done by WS Builders. Some of the work was major renovations and other work was smaller jobs. They provided quality work on all projects, big and small. They were honest and very professional and their prices were reasonable. They stayed within budget, were timely, and stand behind their work. We would highly recommend them.

When we spoke for the first time with Wladimir, he took all the audio notes and seemed like someone who takes his job and client seriously. Turned out to be all false promises. I am a scientist at Harvard, so I am only writing this long review out of my busy schedule to let others be cautious. This project was our first home. He had to upgrade our kitchen, bathroom, and basement. It was not a small job, and we spent a good amount. Yes, he finished the job but how!!! Even though he took an extra month, we gave him most installments in advance because he said he wants to buy material to finish the job in time. Our mistake to trust that! At the beginning, he said his brother can come with us to finalize the selection. After we closed the deal, he told us to go by ourselves and that he was busy. It sounded like a red flag, but we just insisted, and he came. Nightmare! He did not use a single thing we selected except floor tiles. I got his choices checked with a friend who works with contractors. He chose a lower quality countertop, backsplash and handles to save money. He told us not before but later; he could get this material sooner. I agree only 10% to this after seeing the final product since he started work after a while, he had time to order in advance and could have started the work that he could, but he did not. Small thing: we wanted an embedded pull-out trash can which he agreed to but never did. His team forgot many other small things in the kitchen like a missed cabinet, missed paint, missed bolts without proper finishing that we had to fix. He later charged us extra $500 for the cabinet. For the bathroom, we then reminded him repeatedly, but he still did not do bath towel and hand towel handles. He did a substandard shower which does not have a good water flow. Our other bathroom has a good water flow which we did not upgrade. Our contract clearly mentioned selected doors and all inside house paint. His team forgot to change one door and paint 3 doors and other places in the house. Also, his team only did a single coat of white paint on stair railings, and it clearly shows that for the first month, they did nothing and then had to hurry to finish in the last days. After much back and forth, his team had to come back to redo part of the job that he forgot to get done and it was still not done perfectly to our satisfaction, all rushed fixes. Still his guys left the inside of the entrance door unpainted and not as per contract. I agree with some of the reviews that there is no quality check to see whether the work done has quality. In the end, we always got the impression that he just did whatever he wanted to do, and his work was sloppy. I had tears in my eyes after our hard-earned money was spent this way. We did not mind spending more if the quality was good, but he never respected our thought process as his clients and was always in a hurry. In his eyes, may be this was the best job. But, when his work got inspected, it did not meet proper code, primarily the cheap low-quality material he used for the kitchen hood and chimney. Chimney is another story, we picked a model, he got a different half price model that is useless. It does not suck anything, and our fire alarms are always blowing up. Since then, we are trying to reach him only to fix the hood, but no response. We are tired of texting and wasting our time while getting different dates in future. We have our work and jobs too, not sitting idle to only contact him throughout the day. Poor workmanship, professionalism, and ethics in short. We are frustrated, heartbroken, left with paint stains on our hardwood floors, unfilled holes, more of incomplete work and work that needs to be redone and now will cost us dearly if we go elsewhere after paying so much already. I am kind to give 2.5 stars but sorry, I cannot recommend to anyone!

Firstly, I do not have a signed contract with this person who is making the complaint, the work was negotiated and the contract was signed by the client *************************. Secondly, we did all the work in accordance with the contract signed by both parties, all the material used was consistent with it. Over so many years my company has never received a complaint on BBB, it is not our fault if the customer wanted more expensive materials than agreed, if they wanted different materials they would have to pay the difference.
