If it weren't for KLEANFORCE'S expert workmanship and using a camera to PROVE to my insurance carrier this TOXIC BLACK MOLD he REMEDIATED would NOT have been reimbursed to me. Gary followed the black mold growing in a guest bedroom to the "ORIGINATION" point. He proved by his photos taken, report and expert knowledge the mold STARTED with the poor workmanship" of my roofer who was told by a Structural Engineer the roofer hired (conflict of interest) to get my roof approved by the City Bldg Code Inspector. The Engineer put in writing for the roofer to make sure ALL 26 SCUPPERS were SEALED. Several still have not been sealed. Had Gary not followed the black mold up the interior framing to prove the mold STARTED from an UNsealed scupper with many rains last summer, going DOWN and INTO my framiing causing this toxic black mold I would have had to pay the entire bill.. The Insurance carrier sent out an inspector who AGREED with KLEANFORCE the black mold came from the UNsealed scupper. I started out hiring Gary O'Leary, owner of KLEANFORCE ENVIRONMENTAL last Aug '16 after my roof was totaled from a hail storm in Oct 2015, yes '15. Wanted to make sure I wasn't having any toxic black mold since I had been having water intrusions all summer from 8-10 weeks of rain. I knew my roofing job was very poor and often had to call them on the interior water intrusion. The biggest problem started with the roofer NEVER starting my job for SIX, yes 6 months AFTER the hail storm. The foreman comes to my door at 8 a.m. to tell me "your workers are here to fix your roof" and left the job site. I saw 6-8 men pile out of trucks and could hear heavy machinery pounding on my roof all day. The co-owner comes by the same day at 10 a.m. tells me "your roof will be COMPLETED today". What? I have 3300 sq ft of roof with several levels as on Santa Fe style flat roofs. Co-owner leaves the job site. Roofing company was DENIED a passing BLDG CODE by the city (ELEVEN yes,11 MONTHS AFTER the HAIL STORM) with reasons of "continued water intrusion and my roof was an OVERLAY). WHAT AGAIN? I was quoted a REMOVE and REPLACE by the claims adjuster. I signed a written estimate from the roofing company to REMOVE and REPLACE. He was busted! Finally, roofer gets a passing code nearly 14 months AFTER the hail storm. One month later, I notice black mold in front guest bedroom seldom used. Call roofing company who gave me a 5 yr warranty on "workmanship". They come out, inspect, tells me the water came through your window above the black mold. This is NOT covered by their "workmanship warranty". Insurance hires KLEANFORCE to come check for toxic black mold. This time the results sent overnight to the BioLab came in positive for the two most toxic black molds they test. A lot of health issues can arise from toxic black mold. Insurance carrier sends out their claims adjuster who tells me I should have $5,000 coverage on my "mold rider" I had added to my homeowners policy. Insurance carrier DENIES coverage stating water intrusion through the double pane window is NOT covered with my mold rider. I HAD to have this toxic black mold taken care of! I would call NO ONE ELSE but KLEANFORCE. Hired and paid him. While Gary is removing the lower part of the wall where the black mold was found, then the insulation, he continues to the next wall to find the origination point. So glad he was taking photos while working to prove to my insurance carrier, this toxic black mold came from beneath a scupper/canale left unsealed with a crack in the Elastomeric stucco beneath the scupper/canale. Gary could place the black mold exactly to this area that seeped all down the frame into this room and around the corner. This will end up having me reimbursed by the roofer, my insurance carrier or Gary who will in turn bill to one of them and for a lot more than what I paid him.
