Henderson Evaluation were quick to respond and deliver the appraisal for a fair price. Communication was excellent and the product was delivered as promised. I would definitely work with them again.

I am really frustrated. The as-is value of the home has decent comps and I feel is fairly accurate. That is probably the only thing I am happy with other than they are nice people. I should note my expectations are pretty high because I was in construction for 18 years and my family has invested in real estate since the 90s. For the average person their services are probably fine. The issues started for me upon arrival. The wife went inside and took photos while the husband stayed outside and took photos and sq footage. All sq footage was measured from the exterior. This is a problem for me because there has to be effective communication which most people aren't good at and because there is no sense of accurate sq footage for finished vs unfinished space. They spent maybe 15 mins on the property total. Their appearance wasn't professional but that bothered me more from a business perspective than personal other than the fact that it immediately lowered my trust but they were nice and I was mostly communicating with the wife which made me feel safer as a woman having strangers in a home with me. The report itself was great for as is value. I still question the SQ footage on it but the comps were good. The comps for renovated value were decent as well. The problem I have is we told them to give 2 projections one for if we added extra finished sq footage and one for if we didn't. The one for if we didn't are fine other than again I still don't feel like I have a solid finished sq footage for the space in it's current state. The ones for if we finished the garage space and added 2 bedrooms and a bathroom were non existent. I had to email to ask for it and never received anything official with comps for it. They did respond to my email with a semi vague semi helpful answer. I still need a more accurate answer with comps and price per sq ft and will probably find it elsewhere.
