    Comment: The property is on a hillside and the west side receives water flow. The house has big overhangs on the east and the west side, but no gutters, so when it rains additional water on the west side ( the uphill side that already is receiving extra water from the slope above and from the driveway which is draining towards the house. On the north and south sides of the house there are no overhangs and water has gone into window frames as it drains down the vertical siding into the tops of the windows. The house is about 1200 sf and has two apartments. The south side apartment is on slab. The north side apartment has a basement under about 30% and slab the other 70%. Water does come into the basement where it drains away in a floor drain. Water does not stand on the floor. The basement smells musty and we have to dehumidfy it in summer. With the new climate we are experiencing, we may have to do this in damp spells in the winter too. We are planning to add gutters, additional drainage, change the grading of the driveway and add flashing to the windows to protect to them. We need to locate the sources of the mold. There is a below grade greenhouse on the South side which has water overflow from the driveway and hill into the doorway when we have extreme rainfall events.

    Comment: The house is located on a hill. The grading around the house allows water to come into the basement and an attached greenhouse whose floor is below grade level. The area is rural with forests and the yard has some large trees. The tree closest to the house and on the south side was removed last year which has helped air flow and sunlight on the house. With all the rain we have recently been receiving , even during the depths of winter, the moisture level remains high. I am concerned that between the tight insulation of the home and the high moisture level with occasional flooding into the house, that there may be mold. In the summer humidity, mold will grow on woodwork inside. This is winter and I think the climate-change rain and more damp air are now showing up in moldy smells during the winter.
