    This company did my home inspection, but didn't send me a report, as agreed upon, via email. It did not go to my spam. I've checked daily. I verified my email several times. Then the guy said he'd send it in the mail. I verified my mailing address again. He told me several times that it was mailed. It never came. As I no longer need the report from back in July, I've asked for a refund. He said since I didn't get the service, he'd refund my $450.00. Now he's ghosted me. I saved my texts for court.

    Response from Company:

    I was unable to get a duplicate copy of the inspection report. I refunded her credit card in the interest of good business relations. She should check her statement.

    Would not recommend Todd for a home inspector. We have hired two other home inspectors in the past and it is hard to even compare Todd to them. He was a friendly, knowledgeable guy over the phone, but the final inspection report product was extremely sub-par. He did update the initial report to include the garage, which he completely forgot in the first report, but clearly did not inspect the exterior of the garage as the description satisfactory did not include easily fist-size holes on the exterior trim from animal damage. There were also two other rooms of the house not being mentioned in the report. He obviously did not run the dishwasher as the whole face of the dishwasher comes off of you trying to open the door, yet this was also listed as satisfactory, the entire stone bathroom countertop was not attached to the wall or cabinet base and can be removed if lifted. After verbally stating that he takes signs of rodent activity seriously over the phone and that he saw no signs of rodents, every room of the house but the bathrooms had visible mouse droppings. Lastly, if you do end up using Todd for his services, do not pay for the radon testing. EPA guidelines for radon testing is a composite sample over 48hr sampling period (typically costing ~$150-$200 to complete, including the sampling and analysis of the sample), Todd instead opts for an instant read sample and charges the same $150. The instant read sample does not show the fluctuations of radon in your home during the day. Our guess was that he was rushed to complete the inspection quickly. He seemed like a knowledgeable guy over the phone, but it was really unfortunate that some of the things he stated over the phone and what was stated in the report was just blatantly not true. Would highly not recommend.

    Services were performed as requested and the report was delivered on time. Paint cracks and carpet staining are not part of an inspection and are certainly visible to a homeowner. All defective areas for safety and immediate costs were identified, and the dishwasher was run on a complete cycle. Areas of the garage were not accessible and identified due to snow buildup. I was not about to be involved in a purchase price dispute between family members. The customer requested a refund which I have never been asked for before and refunded it not wanting to have an unhappy customer. As visible, 18 reviews and 17 are 5 stars.
