Write a ReviewMany people advised me not to contact a Mold Inspector, because â They always find moldâ . These are people who donâ t go to dentists because they might find cavities. The first time I hired Steve Ramos, he found â No Moldâ on the property I asked him to inspect so I knew I could trust him. This year I suspected I had mold in my rental property and wanted to be sure my pregnant tenant was safe. Steve not only found the source of mold, he told me exactly what type of mold I was dealing with, what the risks were to my tenant and unborn child, and what steps I needed to take to eliminate it. He was always available, and still is, to answer my questions and work with my contractor to insure a safe environment for my tenants and their baby. Nobody wants to have to call a mold inspector, but if you do, I urge you to call Steve Ramos. He is not only excellent on a professional level, he is also honest and caring on a personal, human level and goes way beyond his job description to help his clients.

From the home buyers perspective in general, this test is to expensive. Homebuyers spend on the average $300 for a home inspection and $400 for an appraisal. Your "conclusive" mold test costs $450 ($250 inspection plus $200 for the lab work) which is more than either one of the previously mentioned expenses. The $250 "non-invasive" inspection is of little value becasue it doesn't answer the question, "do we have mold or not?". I would recommend not even offering that as a product. Instead, offer a "conclusive" investigation and charge a price more in line with a home inspection so more buyers would be willing to spend money for your service.
Conclusive investigations would cost several thousand dollars as interior finish materials would have to be removed and replaced. Most tests and inspection services are "non-invasive" because clients do not want to pay for the removal and replacement.

I specifically requested a pre sale pest inspection as required by law. The inspector showed up and talked my wife into an inspection of the house without a pest inspection. He told her he was not qualified for pest inspections. I regret I wasn't present because I would have sent him away.
The information presented by this client is not accurate. ServiceMagic sent me a lead for a home inspection and I booked a home inspection with the client. The clients wife was clear before I started that I was not providing "pest inspection" services. I do regret that this client was not pleased. I did provide him with an excellent general home inspection which was used to sell his home.
