TLDR: foundation work is passable, but definitely do not go to FSM for waterproofing. Not only did I not get at all what I paid for, I also incurred costs to repair damage to my plumbing, electrical, hot water heater, and permanent damage to the air quality and ambiance of my home. I had foundation work and basement waterproofing done through FSM in May 2023 and just had a follow up visit in July 2024. What drew me to them was the convenience of getting both projects done at the same time, but any "convenience" has been outweighed by the ongoing frustrations and irreversible damage No serious concerns about the foundation work. The only annoyance was miscommunication about the condition my yard and driveway would be left in. I was under the impression that the holes dug in my asphalt driveway and yard would be filled in. They were not. I asked them to bring gravel to fill the hole in the driveway and fill dirt for the ditches in the lawn. Neither looks great, but they are liveable. Waterproofing, however, has been a huge disappointment Firstly, COMMUNICATION through the main FSM number was frustrating and unprofessional. All of the foremen did give me direct numbers once things were underway, but everything before and since the install has been unpleasant. Secondly, after the install, CITY INSPECTORS for electric and drain placement came out and both told me the inspection failed and they would let FSM know. I am not sure if they did, but no new inspections have been done more than a yr after the work was done. More importantly, they left me with DAMAGE to 1) hot water heater- leading to a gas leak, a visit from DTE, 3 days without hot water in 2023, and a new gas leak in 2024 when the adhesive they used to "fix" it started disintegrating. 2) plumbing- they jackhammered into a 4" cast iron waste water drain pipe and replaced it with a (crooked!) 2" pvc pipe without even mentioning it to me. 3) electrical outlets- only 1 of 4 outlets in the new plug they installed were functional. I also had later damage to the breaker box as a result of water seepage. I was initially told the drain would be 30 ft downhill from the house. It was then installed 2 ft from the house and uphill. Within a few weeks I got them back to move it, but it was done while I was at work, so it was again uphill and only 5 ft from where my breaker box is located, leading to water damage in my electrical box and the expense of having to pay an electrician to make repairs (which FSM assures me could not have been due to their work, but the coincidence of water getting into the breaker box within months of its placement seems too coincidental to me.) 4) cracks in cement floor and increase in water seeping up from under the foundation 5) AESTHETICS AND SMELL- during initial discussions, I specifically asked about impacts to the aesthetics and smell of my house. I loved the character of my older home and the smell of the old cedar floor joists. The work is ugly and slapdash and my whole home smells foul and mildewy. FSM's suggestion was to pay to upgrade to their dehumidifier system and have them spray for mold (growing between floor joists as a result of an increase to the moisture in the basement after having waterproofing done). I went with another company and had them do an intensive mold treatment. This plus industrial dehumidifier cost less than half what FSM quoted me to fix what they themselves caused. In spite of the 2 huge Air Doctor purifiers I have running in my 800sqft home, the smell will never completely go away because it is coming from off gassing through the holes they drilled into the cinder block walls and pouring up the plastic "barrier" they cover the walls with. Most guests at my home say they don't notice it, but to my sensitive nose, it is nauseating.

Foundation Systems of Michigan did a great job on my basement. Jalen, Dylan, and Sidick were professional, efficient, and friendly. They made expert suggestions for additional work they would make if it was their own home but were very understanding of my need to stay within my budget and completed the planned tasks perfectly. I would recommend this crew to anyone who needs work done.

Fantastic communication before, during, while closing up the details of the project. Each where professional, polite, and positive attitude. Except for the missing steps at the patio door we can hardly notice they had the foundation dug up the day before.

Monday, June 19, 2023. Today a representative, Dave Donnelley from FSM came out for my appointment at 10 am. I have NEVER had the incredible customer care and service Dave Donnelley provided to me. He went far and above what many companies would not do for me. A very kind, thoughtful, and professional person who took his time in helping me. So much appreciated.

I had my crawlspace encapsulated and couldn't be more pleased with the results. The price was right and the service was exceptional. The salesman Mark was very good in explaining what I needed and quoted me a fair price. The crew that came to my home; Tim, Kody, Jordan and Piero were absolutely outstanding. They were hard workers, showed me their progress, explained everything very well and did a great job cleaning up. I would highly recommend FSM.
