Comment: Three baths need to be redone. They are from the early 1960s. A fourth bath needs to be converted to a laundry room. They are plumbed with 1960s copper but we are interested in conversion to Pex, at least running vertical. We like subway tiles and wainscoting in baths, not fancy but high quality. Kohler AOK.
The kitchen needs to be reconfigured and replaced. It is also from the 1960s. No appliances will be kept. Granite counter, Shaker simple cabinets, a non-walk in pantry. Island. Again, conversion to Pex is desired.
The wall between the kitchen and dining room needs to be removed. We do not believe it is a bearing wall.
We need 10 windows added, some in places were French doors will be removed. We need approximately four small Andersen windows replaced. We need outdoor patio door hardware replaced in at least 16 doors.
We need a high quality extruded aluminum and glass kit greenhouse added to a barn-like structure. It will need a base built that could be concrete columns and gravel fill.
This barn-like structure also needs one or two Amish-made cupolas added along with one or two ventilation fans. Together these will be used to ventilate this space. It also needs a hot tub.
We need interior and exterior painting done in a few rooms. Exterior work is for the barn-like structure and could be rolled or sprayed with very little cutting in.
We need to remove a ceiling from the early 1960s that likely contains asbestos.
We need two heat pumps with propane backup installed using existing 1960s ductwork (high quality compared to today). We need two heat pump hot water heaters. Existing equipment includes a boiler to be removed.
We need privacy trees planted. We need Vego corrugated steel raised beds built (12) and a cheap but solid deer fence installed.
