  Comment: I need quotes from 3 prospective contractors to professionally complete the following work, which may lead to additional interior renovations to kitchen, master bathroom & flooring: (1) Replace backyard privacy fence that has a latched gate on each side of home (Wooden privacy fence on sides is damaged & rotted due to weather & wire fence on back border is damaged from falling tree limbs.) (2) Replace all surface boards of small "L-shape" deck & walkway access to rear entrance of mother-in-law suite & sliding glass door trance from backyard porch. (3) Remove deck railing & replace existing "standard deck steps with handrails" with new cascading steps from deck to ground for length of deck. (4) Replace wooden handicap ramp to backyard deck & walkway with wooden surface that's flush with remainder of the deck to be replaced. (5.) Clean out gutters & install covers. (6.) Power wash home & inside of open backyard porch. (7.) Replace existing exterior flood light fixtures & possibly install additional fixtures. (8.) Repair hole in 2-story foyer ceiling drywall & paint the repaired surface (Husband slipped on loose attic board & partially fell thru the ceiling drywall before catching himself between 2 attic rafters in preventing a very dangerous fall to the foyer floor) (9.) Replace gas hot-water in attic with a tankless water heater for increased on-demand hot water availability to my 4 bathrooms, 2 laundry rooms & 2 complete kitchens due to my home has a complete mother-in-law suite attached. Evaluate & make recommendations with quotes for additional short-term & long-term repairs, maintenance & improvements that may be needed to the exterior. This may lead to future business with me for my planned replacements of flooring, kitchen & master bathroom.
