Patching and matching existing texture, Drywall
"One of the best contractor relationships Iâ ve ever encountered. Doug faced in a new skylight in four visits. He was on time (or early) every time, communicated exceedingly well throughout the whole process and was a pleasure to watch work. Experience and skill surely pays off and he has a lot of both!"

"We are very pleased with the painting work our contractor, SHANCO Restoration Services, performed on our home recently. Our two-story home, including the basement, was originally constructed in 1990. We moved to this house in 2014. The house was apparently last painted in 2011 and the paint and siding itself were still in pretty good shape, except the color didnâ t suit us. To ensure our expectations were met, we prepared a detailed Scope of Work upon which bids were solicited (including the make, â model,â and color of paint to be used). We required 2 coats of both the base color and the trim color. We received 6 wide-ranging bids. Although its bid was â middle-of-the-pack,â SHANCOâ s bid actually incorporated our Scope into its bid document, which gave us confidence our desires would be followed. So we awarded them the contract. Most of the house has LP composite siding, so the painters had to be very careful when pressure washing. Although the old paint wasnâ t pealing, the high bidder actually wanted to strip the old paint; this process would likely have required us to fully re-side the house given the fragility of the LP siding! The cleaning, masking and painting work took only 5 days! The size of SHANCOâ s highly-qualified crews varied, depending on the work required any particular day. And as expected, the workers were very cooperative in following the Scope, right down to the smallest detail for masking trim boundaries. They tarped-over adjacent landscaping, concrete surfaces and our new TREX deck to prevent over-spray. The workers were very professional, competent, and friendly to us. They graciously touched-up areas we pointed out. When the painting was completed, they were very diligent in removing all masking materials and cleaning our yard and concrete surfaces of debris. We definitely recommend SHANCO to anyone with an exterior painting project, and we would be happy to use them in the future!"

"Absolutely top notch. Andrew was very generous with his time and drove and hour to my somewhat remote location to evaluate the project and give me a bid. The men came on time and were very experienced and did an excellent job. The were tidy and finished promptly. An outstanding part of working with Baklinski was the communication from the office. They kept me informed and tracked every step of the job. I would certainly recommend them. Truly a cut above."

Between homes that need the refreshing touch of remodeling, the nightmare scenario of water damage causing an entire wall to crumple, and new home construction, in Seattle, drywall installation is definitely one of the most common home improvement projects. Unlike other areas of your home, where several different types of materials are viable options, drywall is king for residential walls. You can still choose the more high-end option of plaster, but for cost, ease of installation, and versatility, drywall is the installation of choice.
Finishing and Textures
The homogeny of drywall ends with the material. There are a number of different finishing textures you can choose from. Popcorn, trowel, or smooth finishing are all available options, and there are a number of less common textures, too. The way the drywall is installed determines the final look; the trick becomes creating a consistent texture across the entire area of the wall or walls. Smoother textures are generally more difficult to install, but you'll need an experienced drywall contractor for any high quality, consistent finish.
Drywall Contractors
Drywall contractors can act either as independent contractors or as subcontractors. For existing homes in Seattle, drywall installation is often a small part of a larger home remodeling project. In these cases, you typically have two options: hiring your own, handpicked drywall contractor, or letting the general contractor pick a drywall company that he or she has worked with before. If your drywall job consists of simply fixing a hole or replacing a few panels, you will be hiring the drywall company directly; since many homeowners simply don't have an existing relationship with a drywall contractor, it is particularly important that you interview several to get a good quote and find a company you feel comfortable with. For very small jobs, Seattle drywall installation contractors might be a little pricey; if you only need to patch a hole or two to improve appearances, the most cost-effective solution may be hiring a handyman service that can tackle a few other small jobs like leaky sinks or faulty outlets during their visit.
The Costs
Our data suggests the overall average cost of drywall installation is about $2,000. The vast majority of Seattle drywall installation projects range between $1,000 and $4,000, although we did see one project as low as $800 and one as high as $7,000. Naturally, the size of the project largely determines its cost, but so will any specialized finishes, unusual obstacles (something other than power outlets and light switches), and various labor costs. By looking at your project and your preferences, you can begin to figure where estimates for your project may fall.
The Details of Drywall Installation
Other than choosing the right finishing texture, quality drywall installation is really in the details. Even the most meticulous contractors are likely to leave a very thin layer of dust. It's almost like trying to garden without getting dirt on your clothes, but some contractors are more conscientious than others. Though the drywall itself may look good, your home can be left a mess by a contractor who isn't careful. For this reason, you should be suspicious of any estimates that are considerably lower than the competition. This can be a warning sign of one of these less-than-meticulous professionals.
Seattle Drywall Recycling
In a city that's as environmentally conscious as Seattle, drywall recycling is bound to be a task worth considering in any major drywall job. Just about every home improvement project you enter will be an opportunity for conservation, and while drywall itself isn't likely to make your home a "greener" structure, what you do with any drywall that is pulled out certainly has an effect on the "greenness" of the project as a whole!
With some contractors in Seattle, drywall recycling is included in the cost of the project; other Seattle drywall installation companies might not offer this service in their estimate. If you decide to go with the latter, you might want to check out the cost of hiring a separate drywall recycling service. Drywall recycling companies often include clean-up (right down to sweeping the floor when they leave!) in the cost of their service, which means you could be able to negotiate a price that doesn't include clean-up your drywall contractor.
