Nothing but bad to say, he took 3 weeks to write up an appraisal and appraised it as a single family with in law when we have legal prove from building department, assessors department, and the town records basically saying itâ s a two family and he still chose to do the opposite. Ruining our deal and basically sabotaging it.

Hello Julio. I understand your frustration with what has evolved in the sale of your home, however I do not make any final decisions. The decision is made by the lender itself, but they too have to follow specific lender guidelines. I only report what I find to the lender and they determine what happens and how they lend. There are so many rules and regulations that most people are not aware of and given the unique circumstances of your home, they determined that they would not pursue things further. Your home having a separated unit in the basement is not uncommon but it is typically considered a single family with an in-law or additional dwelling unit. While the building department did choose to call it a multi-family home for their purposes within your town, that does not necessarily mean that federal regulations follow the same rules for lending purposes. Prior to having gone to your home, preliminary research was done. That research included a property record card from the from the town which clearly stated a single family home with an in-law. Most of the prior MLS listings stated the same thing including from when your family most recently purchased the home, listed as a single family with an in-law. I truly understand the frustration and Im sorry for what evolved. I feel your frustration is with the process and that I understand, but I also feel as if I should not have to suffer the brunt of the burden when there are so many other elements and decision makers involved. I do apologize with what has transpired. Unique properties can bring challenges and this is one of those situations. I called Bill Larkin on a Thursday and he meet me at the house two days later (Saturday). He arrived on time and was very professional to deal with. I had the appraisal within a week. I was very pleased with the service received and would recommend him to anyone in need of an appraisal.
