    "My elderly cousin had a pipe burst in the floor of her second story bathroom that resulted in the extensive damage and collapse to the ceiling and walls at the entryway of her home. Once the plumbing problem was repaired and the area was sufficiently dried, we contacted Beltway Builders to complete the repairs. We are very much impressed with how quickly Project Manager, Howard Bottiger came out to write the estimate. The man is extremely knowledgeable of his trade and courteous to my elderly cousin. She can be â a littleâ demanding at times. Howard realized that trait in her and simply rolled with comments. He provided us with the timeframe of three to four weeks to begin the repairs to allow enough time for the area to completely dry. It dried much faster that expected, so he started the work two weeks after the estimate was written. The crews that came out were nothing short of outstanding. The painters came in to begin painting the hallway and stairs. They covered the hardwood floor with plastic to ensure no additional mess was created. When they finished, they cleaned the entire area as well as the porch outside. The plaster crew came in to repair the damaged walls and ceiling. These guys are true experts in their craft. You cannot see any seams or depressions where the original plaster ends and the repairs begin. Just as the painters, they completely cleaned up the entire area and the porch. The painting skills and plaster work is second to none. One last thing that impressed my cousin about both crews, they were extremely quiet. They never had a radio playing. When the spoke among themselves, there was no loud speaking or yelling. I short, I highly recommend Beltway Builders to anyone for any kind of home repairs you may be needing."

    "At the initial visit, Renzo walked through the house with me and pointed out areas he would fix on the walls and went into great detail what would be included in his estimate. I have a two-story condo (apprx 1700 sq ft) with staircase walls the height of both floors, and some tricky small spaces. Also they were covering a dark paint with a light off-white. Renzo also painted the ceilings and trim throughout. It all looks fabulous! The work is high quality and very clean. There were several areas that needed fixed and you cannot tell there were ever issues or holes in those spots. Renzo worked to my schedule, shifting to Tues-Sat to accommodate my work travel schedule. I was very comfortable leaving and came home to cleaned up spaces.     "Home Advisor rating system has a limitation on how to choose the projects, so let me recap here in detail. I found John Betz & Son (Silver Spring MD) through Home Advisor. After several calls to other recommendations, John (himself) was the only one to answer his phone, pull over (he was driving), talk me through all the handyman work I thought I needed (the list grew!), get my information, and set up an appt (all on the side of the road). For our initial walk-thru, he showed up not on time, but Early! He confirmed the type of work I needed, from my other experience with a previous walk-thru. We set up a date/time for the first priority job because it had a deadline -- he showed up early for that appt, and he and son did an excellent job fixing rotting exterior front door wood, and painting (and painted more than was requested too, to make it look seamless!). The other jobs were not an emergency, so we set up 2 days the following week. He again showed up early with his son on BOTH days. They worked all day, both days, on the following: caulking exterior windows, pediments, garage door (and checking exterior for any leaking); re-hanging & securing a shutter; replacing an exterior keypad for my garage door opener and setting up the coding system; replacing/repairing drywall in the garage; fixing kitchen sink (repaired garbage disposal and replaced piping/drainage repair for other sink); replaced a ceramic tile in dining room (and matched grout so perfectly I couldn't tell which tile had been replaced afterwards!); drilled and installed new locks on a living room window; MADE and installed 2 screens for living room windows; repaired threshold wood strip in basement that runs between carpet and tile floor; AND THEN, he checked a vent return that makes periodic noise, and checked behind insulation to be sure no mold/damage was present -- those were no charge :-). John gives a full electronic estimate for his work before it begins, accepts major credit cards (if really necessary), and sends an electronic receipt. During this time, I was able to talk with John and get all my handyman fears put to rest, as he is an expert, and can do work from top to bottom of your house (not just handyman work). I highly recommend John Betz & Son -- my experience was 5-star!!"

You’ll likely need additional equipment like ladders, scaffolding and possibly a paint sprayer. It’s almost cheaper to just hire a pro. Talk to a local exterior house painter about your project.

  1. Do your research. Understand what to expect and what to look for in a pro. Look at paint types, prices and costs.

  4. Sign a contract with the pro of your choice. You might need to make a down payment, usually 25% to 50% of the total project cost to cover material costs, but not all pros require this. Don’t pay for the entire project upfront.

  • A complete inspection. Each pro takes a walk around your home to evaluate the condition of your current paint, the size of the job and any obstacles for accessing the site. They do this to see how much prep work they’ll need and estimate how long the job will take. The more thorough the inspection, the more accurate the quote.
  • Color consultation. Expect each contractor to have varying color options and suggestions. However, you have the final say.
  • Listen to the pro – they’re experts after all – but don’t get pushed into a color combination or finish type that you don’t want. Understand the different exterior paints or interior paint choices before your pro arrives.
  • A rough estimate or complete quote. Finishing contractors vary here. Usually, they can quote straightforward projects on the spot. But some may need to take it back to their shop to run numbers and give you a detailed estimate with costs broken out. Neither method is better than the other, but just make sure to get multiple quotes.

  1. How long have you been in business? A long business history helps you avoid shoddy companies. It’s hard for a service business to stay in business if they don’t do good work.
  2. Are you licensed and insured? Not all states require a license for painting homes, but many do. Always use one that’s insured.
  3. Do you belong to any professional organizations? You’ll find many online, like the Painting Contractors Association or the Finishing Contractors Association?
  4. Do you have other work I can look at? Always check a portfolio or, in the case of painters, it’s better to look at work they did a few years ago to see how well it’s held up.
  5. How long will the job take? Get a rough estimate but get it in writing.
  6. How many people are in your crew? This is especially important if you work remotely. More people generally means more noise, but they’ll be done faster.
  7. Will I be in the way if I’m home during the painting? You usually won’t be in the way, but this question helps you understand what to expect while they’re working. They’ll need to lay down coverings and do a lot of prep work.
  8. Do you guarantee your work? Never hire a painter who doesn’t guarantee their work. This often means they’ll rush the prep work, since peeling never happens right away.
  9. What type of paint do you use, and how long is it rated to last? Different rooms need different paint and the exterior needs exterior paint. It comes in different grades with different guaranteed lifetimes.
  10. Can you supply a written estimate and contract? Never use a painter who isn’t willing to put his work in writing.
