The previous owner had remove ALL the interior walls and subfloor, so there is only the outer walls, floor joists, and one full span (24') 6"x6" solid beam left. The home is 24'x60' with 2"x3" outer walls. Right now, there are 3 temporary 8' W-walls and the beam bearing load across the center marriage line holding the roof up. Amazingly that's held fine for about a year and a half. I have plans for the renovation, but I need a licensed engineer to look them over to assure the plans will be structurally sound before I apply for building permits. The original load-bearing walls were built with 2"x3" end studs and 1"x3" internal studs, so paper thin and weak. I plan on using normal 2"x4" studs with double top plates for the new load-bearing walls (along with the existing beam) to support the marriage line, but I need the eye of a pro to make sure they'll be structurally sound and to give any advise on how to achieve that if the current design is lacking. To be complete, the ceiling joists are 1"x2" pine, so as horrifying as the old load walls were. The floor joists are 2"x6" and sound, and the steel I-beams underneath are joined about every 6' by girtered steel supports running the full width. The piers and tie-downs are sound and were inspected just before the flood. It's just a shell right now, but what's there is sound and rot-free. My primary concern is if the new wall structure will be enough to bear the load along the marriage line and be sufficient for horizontal load in case of another hurricane. This is a 1977 Glek HS that is impossible to get any other specs on. I will do whatever plan alterations are needed to make this work as it's directly across the street from my 80+ mom's house.
