  Comment: This rental unit is a 1978 building - we redid this shower including plumbing in 2017 upon purchase - 'to the studs' with new pex versus old copper, a complete Schluter system including fabric and pan. Earlier in 2022, the faucet valve and cartridge in the wall failed and we replaced with standard Home Depot Delta-caliber hardware. There had been previous leaks in the wall running down up to that point, but the sheetrock behind the wall tile still appeared good enough. The plumber removed a few tiles, and selected a cover plate large enough to fill the wider gap around the cartridge. Our goal now is simply to ensure we don’t have black mold on this front wall. If not, we focus on the floor pan replacement. On the floor, there were past leaks around the drain from fractured mini-tile loss and regrouting that failed over time. Now the floor pan has broken and there are leaks in the storage unit below. Last week, after the frozen hot water pipe from the carport area storage room fractured, the Creekside Meadows management company repaired the pipe - so here's the project desired: 1. Plan to save the rear tile wall (with the insets) and the far-side wall, but cut with a Multi-tool etc. the lowest horizontal grout line above the top row of existing tile for both walls. That should allow room to remove the pan, and to make repairs including sheetrock and tile. The tile is easy to match at Home Depot and either we will provide per your quantity estimate, or you can purchase. 2. Remove the wall plates for the shower wall to inspect the wall behind for any mold or need for replacement. If wall is OK, just remove the lower layer of tile in line with the far wall. If it is not, please plan to cut it out at the 90 degree corners, and replace including tile and grout. 3. In terms of existing shower door removal (which will likely be necessary to replace the pan) - cut the existing caulk lines, unscrew and set door aside. Replace and seal door after work is complete.
