PLEASE STOP and READ THIS REVIEW AND THEN DO YOURSELF A HUGE FAVOR AND GO FIND ANOTHER INSPECTION COMPANY!!! After less than 2 weeks moving into our new home we found out we need a new roof after we had water leaking through the wall of our master bedroom. The first roofer to show up said he could tell driving up our driveway that our metal roof was improperly installed because, there is no drip edge on any eaves or rakes which is required on ALL metal roofing. As he proceeded to inspect our roof just walking around our yard he stopped counting at 10 things that indicated our roof was improperly installed and was way beyond repair. The other 5 roof contractors that we had come out echoed his findings and all agreed that our roof looked like it had been installed by an amateur with little or no professional roofing experience. They said we were lucky that panels of our roof havent blown away yet with all the recent storms because nothing is stopping the wind from getting under the panels and pulling them up off the roof. They also found that that the roof panels were cut too short on many roof lines and there are two siding panels from the side of our dormer that are MISSING and noticeable from standing in our front yard. NONE of these OBVIOUS issues were noted in our inspection report. The few things that were noted on the inspection report and in-person during our walk through after his inspection was routine maintenance to tighten screws on roof and that the flashing around the chimneys looked to be insufficient. When I asked him for a ballpark estimate to repair the things he mentioned about the roof he gave me a $1K- $1500 estimate. We are now looking at $20K-$25K to replace the roof depending on the extent of the water damage and condition of the roof under the metal panels and two layers of shingles. This is absolutely UNACCEPTABLE and NO ONE should be in our position of unexpectedly needing a new roof so soon after moving especially one as obvious as ours. By failing to do his job, the inspector also prevented us from being able to negotiate with the seller before we closed. It is highly frustrating that we find ourselves in this position because I thought I could trust TRI State Properties with its many positive reviews. The roof contractors told us that anyone with basic knowledge of metal roofs should have noticed right away that our roof had SEVERAL SERIOUS issues. Is also frustrating because we felt it was so important to be at the inspection that I traveled 12 hours each way from Milwaukee to Chattanooga and spent an incredible amount of time and money to be present at the inspection exactly because we wanted to avoid something like this happening. We also recently had to spend $500 to have a structural engineer come out to inspect our foundation because now we cant trust anything in our report. For perspective, our friends purchased a home a couple of months before us found themselves with a huge plumbing issue that has cost them over $30K to repair, so that is the mindset I had when attending the inspection. Even with my two pages of questions I prepared to ask about the house we still find ourselves with a huge unexpected expense of a replacing our roof. And because of the inspection agreement, our only legal recourse is for US to pay for mediation and arbitration to MAYBE get our inspection fee back. So if you find yourself in a similar situation this company will escape being held responsible in any way and you will have next to no legal recourse to get some compensation for their mistakes. I also emailed the company a few weeks ago to inform them of this issue and NO ONE reached out to us. We shall see how long it takes for them to reply to this review though. AVOID this company AT ALL COSTS and try to refrain from signing your rights away to any recourse by refusing to sign the agreement where you agree to th...
