Lance is a nice guy and very knowledgeable but super unreliable. In 2016 replaced hot water heater did a great job, in 2019 had a family emergency so no-showed for drain issue. In 2023, cleared a clogged drain .... no problem but high price. Was to return 3 days later to install a new toilet and no-show, no-call. Came 3 days later and did a great job. In 2024, no called and no-showed again for replacing a water shut off valve and did not respond to calls/texts from me. When he shows up, he is great, but getting him to show up is a gamble. That's 3 strikes. I'm hiring a new plumber!
