Eddie Osuch Project: 1904 11th Street Santa Monica ADU (non permitted existing unit ) Started: December 10, 2022 Final: 11/4/2024 Estimated time frame from Eddie 4-6 months. Then the apartment was going on the market. It took almost 2 years. Some of the delays were caused by the City but all the mistakes made by Neo and Assoc. were the real cause. First mistakes, wrong square footage and set backs. Total12 submissions because of errors in the plans. Change of associates 3/4 of the way through. Plans from 10 years ago were now used, which differed from the original plans submitted, changed the set backs. Then not giving us the corrections unless we pay an additional upfront in September-another 4 week delay! And they were incorrect again. Loss of 1.5 years in rent and loss of $400,000 in sales price. We are so disappointed with this work. I don?t know why Eddie did not double check his employees work when there were so many errors right from the
Hired Nick to draw up plans for a dance studio. He was more than thorough and did a great job! Thanks Nick!
