Write a ReviewReview of Home Inspection by Inspection Perfection LLC At 9am on 9-6-2024, Dan Johnson of Inspection Perfection, conducted an inspection of the home we were purchasing in St. George. At 10:30am my wife and I met with Dan for a walk-through to review his findings. I will say that Dan was very personable and friendly and charged a very reasonable fee of $350. However, we had many concerns about his inspection that I am detailing here. -He said he was unable to check the electrical service box as there was settling that prevented him from being able to remove the panel. This was an important item to make sure that the right size wire was used. -He did not check the 30amp or 50amp outlets as he said he did not have equipment to test those electrical outlets. I brought an RV to park there as the 30amp service would allow me to run the AC in the trailer. I wanted to be sure that the outlet worked. There were 50amp outlets in the kitchen and laundry room. I wanted to know that an electric stove and dryer could be used in the house. -He was unable to check certain windows to be sure they opened as he said furniture was in the way. That was not an acceptable explanation. -During the walk-through, I asked him if the Jetted Tub {Whirlpool bath} worked correctly. He said he did not test it as the property owner told him it worked. I was not satisfied with that answer and asked him to run the bath. I should not need to ask him to do his job, -He did not test the gas fireplace as he said the pilot light was not lit and he was not allowed to light the pilot. The fireplace was an expensive item that I wanted to make sure worked, I later had my agent test the fireplace. -Although he took a picture, he failed to determine that the main pressure reducer at the water shut off area was leaking and needed to be replaced. The plumber I had review this item said it was dangerous as the pressure reducer was failing and could cause damage to internal water lines. The reducer was wet to the touch and should have been identified by the inspector, -During the inspection he offered that he had contacts for repair of the damaged concrete driveway and other services. He said he would send the names and contact information. He never sent anything. He prepared a very lovely report with lots of pictures. However, overall I thought the inspection was not thorough or complete. Throughout his report the term UNABLE TO FULLY INSPECT or similar wording appeared 22 times leading me to believe other things were not fully reviewed that perhaps should have been. Based on these listed concerns I would not recommend this company to anyone else.
