Chris was very personal, efficient knowledgeable & explained everything well. There packages for inspections were very reasonable as well.
Chris is a nice guy, affordable and timely with his responses, however, Heritage Inspections shortcoming is the inspection itself. Simply said, our inspection was not thorough not even close to the inspections that we incurred as a seller. To his credit, Chris came back to our home to reinspect the furnace two additional times, however, this is likely due to his lack of knowledge of the system. In fact, the HVAC person for the seller indicated the furnace is fine but the inspector doesn't know what he is doing. Get a better educated inspector was his exact words on his invoice. Chris claims he tested all the appliances, but I don't believe he ran a full cycle with the dishwasher and if he did, he still should have pointed out that it desperately needed serviced and cleaned. His inspection for many items is more of an acknowledgement e.g. the dishwasher is operating properly. He missed a leak in the master bathroom sink, multiple exhaust fans running loud and likely needing to be replaced, the light fixture in the master closet had multiple lights out and the fixture is cracked in multiple places. He made no mention of rodent feces in the garage nor the need to replace insulation material around the A/C lines outside. He also missed the lean in our retaining wall behind the home. Not even the mention of the wine cooler in the kitchen tells me it wasnâ t tested. I did provide Chris feedback, indicating there were a variety of items that he overlooked that are now being repaired out of pocket or through the Home Warranty. Chris 'response was: I sincerely appreciate the feedback! We will definitely look through these things for further discussion on our end and to make sure we are looking for all things that are needed for our customers. No apology, no refund and No accountability. Chris' s price was less than the other Home Advisor recommended inspectors. I now regard his inspection as the most expensive due to the items missed.
